Every property is included in a zone. Zones are land areas that are allocated for a particular set of land uses. Their intent is to promote the establishment of compatible uses that are appropriate for a certain area and discourage the establishment of uses that are incompatible with each other or in an area.
For example, the Rural Residential Zone encourages the establishment of both single detached dwelling houses on large allotments as well as low impact horticultural uses but discourages the establishment of industrial land uses.
Zoning controls provide significant benefits to the community, including the protection of a resident’s quality of life and amenity and the encouragement of business in distinct nodes.
The Cessnock Local Environmental Plan (CLEP) 2011 is the main environmental planning instrument that applies to the Cessnock Local Government Area. Twenty (23) zones in addition to the Cessnock Development Control Plan (DCP) 2010 provide detailed development guidelines to supplement the CLEP.
